First, this is not a brag post, and it is not a rush post. Listen, this is not a brag post. I grew up poor, I came from the streets, and I have a record. I tell you that because it is proof a person can rebuild, not because I want applause for it. If you just inherited a home, you are probably grieving, you are probably overwhelmed, and you probably did not ask for a house, a mortgage, repairs, and a pile of paperwork all at once. You do not need pressure. You need a clear plan, in writing, so you can decide with confidence. I am not a lawyer and I am not a tax professional. Nothing here is legal or tax advice. For probate, title, and tax questions, talk to a Florida attorney and a tax professional who know your case. What I can do is walk you through the selling options, in plain English, and show you what you would net under each one, before you decide anything.
The three options, in plain English:
1. SELL AS-IS. You do not fix, clean out, or stage the house. A buyer takes it in its current condition. This is often the fastest and least stressful path when the house needs work, when family lives far away, or when you do not have time or money for projects. You trade some price for speed and certainty. I will show you that trade, in writing, so it is your call.
2. FIX ONLY WHAT BUYERS PAY FOR. Not a full renovation. Not a guess. We look at what a buyer in Tampa Bay will actually pay for, fix only those items, and skip the rest. Sometimes that is the right move. Sometimes it is not, and I will tell you when it is not, even if that means a smaller job for everybody.
3. HOLD. Keep the house, rent it, or wait. Sometimes holding is the smartest move, sometimes it is the most expensive move, once you count taxes, insurance, upkeep, and time. I will lay out the holding costs with you, honestly, so holding is a decision, not a default because nobody called you back.
No option is right for everybody. The right option is the one that fits your family, your timeline, and your numbers, not mine.
What to do first, before you decide anything: Do not throw anything away, and do not sign anything, until you know who has legal authority to sell. That is a title and attorney question, not a real estate guess. Do not pay for a big cleanout or renovation on a guess. Get the options in writing first. Gather what you have: the deed if you have it, any will or probate paperwork, tax bills, mortgage statements, and insurance information. Missing paperwork is normal. We work from what you have. Tell me your timeline and your stress point, honestly. 'I need this done fast' and 'I need the most money, I can wait' lead to different plans, and both are fine.
What I will show you, in writing: Your options: as-is, fix only what buyers pay for, or hold. What you would net under each one, as far as it can be known before a buyer, a title search, and a closing. I will not quote you a net number in a post or a guide, because a net depends on your case. I will show you the math in person, line by line, so you can check it. The next step, and the step after that, with no surprise steps. An honest answer if selling now is not your best move.
What I will not do: I will not pressure you, rush you, or ask you to decide on the first call. I will not guess at probate or tax answers. I will point you to the attorney and tax professional for those answers. I will not promise a price, a timeline, or an outcome I cannot control. I will not share your story, your name, or your address without your word.
If this is you, here is the next step: Book a 15-minute discovery call, or call (678) 464-5486. Tell me you inherited a home and you want your options in writing. That is it. No pitch, no pressure. We talk, I listen, and you decide. Keep going. Blessings 🙏🏼 — Derek
