# FSBO stalling in Tampa. What to do next.

When a FSBO sale stalls, it does not automatically mean the home or the idea of selling on your own is the problem. A pause is useful information. Look at the full picture, decide what you are comfortable changing, and keep the next step practical.

Start with the basics

• Confirm the asking price still matches the home’s condition, location, and the buyers you want to reach. A price change is one option, not a verdict.

• Review the photos and first few lines of the description. Clear, current images and accurate details help buyers decide whether to ask questions.

• Make access predictable. Offer a few showing windows, respond promptly, and keep a simple log of inquiries, visits, and recurring questions.

• Re-read disclosures and paperwork. If you are unsure about a legal, title, or disclosure question, get advice from the appropriate licensed professional.

• Separate feedback from noise. Repeated comments about condition, layout, price, or access may suggest a change; one opinion does not have to control the plan.

If you have had showings but no offer

Ask what buyers saw and what they expected before visiting. Consider whether small presentation changes, a clearer pricing explanation, or a different showing routine would remove friction. If the feedback points to repairs, compare the cost and disruption with a transparent price adjustment.

If you have had very little activity

Check whether the listing is easy to find and understand, whether the photos represent the home honestly, and whether the price is discouraging a first conversation. Refreshing the presentation or reviewing the price can be tried before making a larger decision.

When listing help may make sense

A listing conversation can be useful when you want help with pricing analysis, photography, marketing reach, showing coordination, negotiation, or transaction details. It does not mean you failed at FSBO. You can ask for a clear explanation of the service, expected costs, responsibilities, and what happens if you decide not to move forward.

A no-pressure next step

You can keep selling on your own, make one measured change, pause, or compare a professional listing plan. Write down your timeline and the net amount you need, then compare options calmly. If you want a friend-helping-a-friend review of what may be stalling, take a look with Derek Miglia at [https://dmigliarealestate.co/#contact](https://dmigliarealestate.co/?hsLang=en#contact). There is no need to commit before the plan makes sense to you.

## Right column heading

Here's the right column of your two-column section. If you don't want this column, you can just delete it. Or you could even add a 3rd column! Go ahead, get crazy!
